How is it that every city that has a Point of Sale Inspection can be so different on how they handle them. Minneapolis and some of the other cities require the repairs to be completed on all hazardous items. St. Paul is a buyer beware and only requires repairs on "vacant" homes that have been a nuisance for the city. Some cities like St. Louis Park and Brooklyn Park require an escrow to be held for any incomplete repairs at the time of closing but give 6 months for the buyer to complete these repairs. Crystal does not hold an escrow but will require the buyer to complete the repairs in 60 days. I have no objections to each city having a Point of Sale Inspection - I just really wish they were consistant in what they look at and how they handle the repairs. For a buyer looking at several areas it can make the difference in one home being an option and one home not being an option.
